One of the most common jobs we do in Ashford Park and Dunwoody Village – two neighborhoods with older homes and Georgia’s notoriously active clay soil – is foundation repair. When a foundation cracks, leans, or settles, it is highly unlikely due to random chance; most often, it indicates that the soil surrounding the house is shifting and putting uneven pressure on the building.

Every foundation repair begins with an actual inspection, not a guess. When inspecting a house, we assess the crack pattern. Most of the time, we inspect the nearby doors and windows to check if they are sticking or out of square. Lastly, we look at water drainage around the house which helps us figure out the hidden cause foundation problem. Poor drainage is one of the most common hidden cause of foundation trouble in this area. A hairline crack near the corner, an hourglass-shaped crack which is wider at the top and narrow at the bottom or various cracks that appear in a stair-step pattern in the brick veneer all signify something different about what’s happening  in the wall.

When the crack in the foundation is small, we will inject epoxy into it that completely fills the crack and helps restore the strength of the wall. It is not merely a top surface patch that will crack once again. For an intermediate settlement, where a section of the foundation sinks lower than the rest, we drive steel piers down to stable soil to lift and stabilize the troubled section. If you have a bowing basement or crawl space wall where soil pressure is pushing against a wall, you will want wall anchors or bracing to stop the movement and often pull the wall back closer to straight.

Houses built in Ashford Park and Dunwoody Village several decades ago often lacked the drainage systems that are usual today. This is partly why there are repeated foundation issues in these areas. We always deal with the drainage as a part of the repair, not as an afterthought, because if we fix a crack but not the water problem behind it, the same crack often returns.

Our Procedure
