Due to the Piedmont clay soil in Atlanta, the clay reacts differently depending on the weather. When it rains, the clay becomes full and swells up.  How do I know if my foundation has a problem?

Not all cracks count. This is how to read them.

  • Thin vertical crack in concrete due to shrinkage. Frequently nothing.
  • There is a stair-step crack that runs through the joints of the mortar blocks which indicates that the foundation is moving.
  • Horizontal fracture caused by outside force. Contact authority.
  • A crack that is visibly widening suggests active movement.


Inside the house: doors that don’t latch, windows that stick in one season, gaps that open where trim meets the wall, floors that slope enough to notice.


After a heavy rainfall, go outside and observe where the water lingers. Pooling against the foundation? You’ve just found the most common cause of foundation problems in this city.
 

What does foundation work cost in Atlanta?

Repair Work:

How long does it take?

Injection crack within a day. Installing a pier can be completed within two to five days. Drainage and regrading will take two to four days. To get a new foundation or slab, one to two weeks of work is required.


The majority of foundation jobs speedier than anticipated. The delays are typically for permits and scheduling inspections rather than for the work itself. For new construction, budget an additional one to three weeks for plan review. 

How Georgia's clay impact foundations?

The red clay in Atlanta expands. It consumes water and expands. It gets dried and shrinks. In an average year it does both several times.


Your foundation sits on top., Shifting a fraction of an inch (a millimeter) over decades. Drought summers are worse than wet ones. The clay pulls away from the footing entirely, and when the rain comes back it swells unevenly. 


It is the same soil that dictates why compaction matters for new construction. If a slab is poured on fill that wasn’t compacted in the proper lifts, that slab will settle with the fill. You will see evidence of this around years eight to twelve. The initial invisibility and subsequent costliness are the very factors that lead to its omission.


One free thing you can do this weekend: extend every downspout six feet away from the house. A twenty-dollar tool from the hardware store, and we can avoid many of those calls that we get. 

Where we work?

The busiest neighborhoods are Ashford Park and Dunwoody Village. Those mid-century homes sit on deep clay and many have the original drainage which is long past working. Due to the variety of architectural styles and the construction of homes on fill, Chamblee sees settlement as well as new-build work. In Brookhaven, you have the distinct advantage of older houses that feature exposed block foundation walls. You can notice a problem developing from the outside before it ever shows up indoors.
